How do I know when it’s time to replace my roof?
While every roof is different, here are eight signs it may be time to start thinking about a replacement.
1. Your Roof Is Over 20 Years Old
Most asphalt shingle roofs last around 20–30 years. If yours is getting up there in age, it’s worth having it inspected before small problems turn into expensive ones.
2. Missing or Damaged Shingles
A few missing shingles after a windstorm might not seem like a big deal, but they leave your home exposed to water damage. Catching the problem early can save you money down the road.
3. Curling or Cracked Shingles
Shingles should lay flat. If they’re curling, cracking, or starting to buckle, they’re likely reaching the end of their lifespan.
4. Granules in Your Gutters
Those gritty particles in your gutters come from your shingles. As they wear away, your roof loses the protection it needs against the elements.
